Tips and Strategies for a Successful Sale During the Warmest Months
It’s Summer again, it’s time for pool parties, beach barbecues and holidays, backyard cricket, and afternoon naps in the shade. It’s also a perfect time to sell a house. If you thinking about selling your home this summer, here is what you need to know.
The biggest benefit to selling your house in the summer is obvious — having a greater number of potential buyers looking for homes can often result in a higher sale price! However, there’s another big benefit to selling your house during the summer months: Summertime buyers are often time-restricted. These buyers usually need a place to live before school starts, so they’ve got to get into a home quickly. They’re also very motivated because the weather is nice, so they’ll be out looking around more and more willing to come to open houses. The days tend to be longer in the summer, meaning that buyers who work during the daytime can easily see homes in the evenings.
Days are longer, and the weathering is nicer which means your home will also generally look better than at other times of the year. When preparing your home, think light, bright and airy.
Going on holidays over the summer break can work very well when selling your house, just make sure to get your house ready and notify us what your travel dates are, then your agent can show your house freely and you don’t need to worry about preparation before each viewing.
If you need to buy a new home in addition to selling your current home, summer is the best time to do this since so many houses are on the market. You should be able to not only find a buyer quickly but find a new home quickly as well.
The following tips could make the process of selling over the summer much easier, so you can spend more time on what really matters over the holidays.
Pro Tip: A reliable rainwater tank and a backup power solution are not just amenities here; they are considered essential household infrastructure.
Garden in the morning or late in the evening.
Cutting grass, weeding, and planting flowers are much easier to do in the early mornings when it’s cooler outside. Don’t try to do everything at once, even just putting some bright flowers in pots near the entrance to our home can make a wonderful difference.
Keep an eye out for pests.
When the temperature starts to rise, little friends come out to play, often finding their way into our homes. You don’t want potential buyers finding any creepy crawlies, so now is a good time to call the pest control company.
Leaving bowls of fruit and food out can attract fruit flies and ants, so make sure everything is clean and put away.
Get your air conditioner checked out.
The last thing you want is for the air conditioner to give out right before a showing. Make sure your AC unit is in optimal condition and have your air ducts cleaned and the filters changed, as well.
Relocate your trash bins.
Make sure your rubbish is in council bags, put out or hidden in a bin until collection day. Bags of rubbish or rubbish buried/burned on the ground is a big no when trying to sell your house. If rubbish bags are in the bin, ensure it’s clean as odors can travel more in the summer heat.
Highlight outdoor features.
Summer is for outdoor entertaining, so ensure your outdoor spaces are clean, tidy, and entertainment ready, stack the firewood near the fire pit, clean the pool, and sweep and scrub outdoor decking and patio areas.
Adding fresh-cut flowers/plants, and cushions to outdoor furniture can make an area very inviting. Remember to keep the colors neutral.
Declutter your home.
Even if you’ve already removed some items, do it again. Less is always more in this scenario. You want your home to feel bright and airy and can achieve this by removing/hiding 90% of personal clutter like old blankets/ family photos/ dying plants etc.
Price your home right.
Talk to your agent about the right listing price. A house that’s priced well above comparable homes in the area may remain on the market well into late summer or Autumn. If that happens, it’s less likely to sell. In the end, not pricing the house right from the beginning could end up costing you money.
Now you have all the information you need to go make a splash with your summer-ready home!
